PR4 isn't that hard to get, you just need content and some time. I have a couple PR2 sites.
Also Alexa ratings are fairly worthless.
Some details that actually would be important to anyone who cared: (I don't, fwiw)
- Bounce rate
- Daily bandwidth in/out
- Demographics / other information collected from users (especially anything pertinent to advertising)
- Server configuration (dedicated hosting, I would hope -- what hardware, and what data center?)
- Platform the site's running on; is the codebase open source, if so, where's the repositry; if not, can prospective buyers have a look before committing (to ensure no one's getting stuck with some awful mess)
- Has this site had any legal controversies? If so (like any "big" site that's been around for a while), what happened and very importantly have they been resolved?
